Since my house was built in 2011 I have been having problems with some decorative stonework made from reconstituted material which is now flaking away. Both the manufacturers and the suppliers have tried to tackle the problem, but I am not satisfied the material is going to last. What can I do? Who is responsible for the quality of the supplied product?

The person you bought the house from, presumably the builder, is primarily responsible for its quality. You should ask the builder to put things right, which may involve replacing sections of the reconstituted stone with something more robust. Check whether your property is covered by the NHBC’s Buildmark warranty, which may cover problems such as yours for up to ten years. Act promptly, since time limits will apply should you need to take legal action.
