Civil matter Questions

I live in a terraced row whose back gardens are divided by wire fencing supported by concrete posts. The title deeds state that all fences are shared: does this mean the expense in replacing or repairing them is also shared?

When we sold our house 15 years ago the builder had gone bust and hadn’’t put in a proper roadway. I gave the buyers some money to cover this, but my solicitor objected and £1,000 was placed in an account under both solicitors’ names. The road still hasn’’t been built and the house has been resold twice. Who can claim this money?

I lived with a woman for more than twenty years, and we bought two properties together. We put the deeds in her name to prevent my ex-wife trying to get her hands on them. We have now split up and she is trying to evict me from one of the houses. What are my rights as her common-law husband?

While I was in hospital my new neighbour put up a gate at his end of the lane behind our cottages. This means there’’s no longer room for me to get into my garage. According to my deeds he’’s taken about ten extra yards of the lane, but the neighbour say’s he’’s contacted the Land Registry and my title deeds aren’’t worth the paper they’’re written on.

My family and I have rented our house for more than sixty years, and it’s no secret that the landlord wants us out so that he can sell the property. Our neighbour has now taken over part of my garden, but my landlord isn’t interested. What can I do? I’m on income support so I’ve no money to fight the case.

When someone ran into the back of me at some traffic lights my insurers told me I was liable for the first £250 of the cost of the repairs. I always believed the excess applied if I caused the accident. Can this be right?

My mother’s fence was fastened to the outbuildings at the bottom of her garden. When the fence fell down she ordered a replacement, but the neighbour who owns the outbuildings asked our builder to stop work because he was planning to demolish them shortly and reduce the height of the wall. We asked the neighbour to pay for the cost of taking the fence down again, but our builder says it’s not worth falling out over.

I want to sell our house but my husband doesn’’t. We have no children or dependants. What’’s the legal position?

I live in the middle house of three in a terraced row. As a result my guttering doesn’’t have a downpipe, but my neighbours want me to contribute to the cost of replacing their rainwater systems since they’re used by water coming off my roof. Do I have to chip in?
